Position Overview
Odyssey Contracting is seeking an experienced, highly organized Project Manager to oversee residential and light commercial construction projects from contract execution through closeout. This role is responsible for schedule control, subcontractor coordination, cost management, quality assurance, and client communication, ensuring projects are delivered on time, on budget, and to Odyssey’s standards of craftsmanship and professionalism.
The Project Manager is a field-forward, execution-driven leader who owns the success of each job and works closely with Sales, Operations, Accounting, and Leadership.
Core Responsibilities
Project Execution & Oversight
- Take full ownership of assigned projects from pre-construction handoff through final completion.
- Review contracts, scopes of work, plans, specifications, and approved change orders.
- Conduct job start meetings and ensure all pre-construction requirements are met.
- Maintain project schedules and proactively address delays or conflicts.
- Ensure all work complies with plans, codes, safety standards, and Odyssey quality expectations.
Subcontractor & Vendor Management
- Schedule and coordinate subcontractors and suppliers.
- Confirm scopes, pricing, timelines, and expectations with trade partners.
- Enforce subcontractor agreements, insurance requirements, and jobsite standards.
- Resolve field issues, sequencing conflicts, and workmanship deficiencies.
- Verify completed work prior to payment approval.
Budget & Cost Control
- Manage project budgets and cost tracking throughout the job lifecycle.
- Review job costs, labor, materials, and subcontractor invoices for accuracy.
- Identify potential cost overruns early and escalate to leadership when required.
- Assist with pricing and documentation of change orders.
- Protect target gross margins by managing scope creep and inefficiencies.
Client Communication & Satisfaction
- Serve as the primary point of contact for homeowners or commercial clients during construction.
- Provide regular project updates on schedule, progress, and upcoming milestones.
- Address client questions, concerns, and change requests professionally and promptly.
- Maintain a high standard of communication that reflects Odyssey’s premium brand.
- Ensure a positive client experience through final walkthrough and closeout.
Jobsite Management & Documentation
- Conduct regular site visits and inspections.
- Enforce cleanliness, safety, and professionalism on all jobsites.
- Document job progress with photos, notes, and updates in the company CRM.
- Maintain accurate records of inspections, approvals, and punch lists.
- Ensure timely completion of punch work and final closeout items.
Internal Coordination & Reporting
- Work closely with Sales during handoff to ensure scope clarity.
- Coordinate with Accounting on billing milestones, invoices, and AR support.
- Update project statuses accurately in Odyssey’s CRM and internal systems.
- Participate in weekly leadership and project review meetings.
- Provide clear reporting on job status, risks, and required decisions.
Required Qualifications
- 3+ years of project management experience in residential or light commercial construction.
- Strong understanding of construction sequencing, trades, and jobsite operations.
- Proven ability to manage multiple projects simultaneously.
- Experience with budgets, job costing, and schedule management.
- Strong communication skills with clients, subcontractors, and internal teams.
- Proficiency with construction software, CRMs, and project documentation tools.
- Valid driver’s license and ability to travel between job sites.
Preferred Qualifications
- Experience with additions, remodels, decks, porches, roofing, or structural renovations.
- Familiarity with construction accounting principles and job costing.
- Experience working with QuickBooks-integrated project workflows.
- Leadership experience managing field teams or multiple subcontractors.
- OSHA safety knowledge or certification.
